Community Storm Drains
The storm drains in our community are for the sole purpose of draining rainwater and the overflow of certain municipal uses of water.

These storm drains are NOT to be used for disposal of any chemicals, paints, oils, leaves, grass clippings, yard waste, trash etc.

Disposal or dumping of trash, pollutants and debris into storm drains is illegal.
ALL of the storm drains in our community flow into ditches created by the developer or into natural creeks in the area. When someone pours chemicals in ditches or storm drains, it can poison plants and wildlife, contaminate the soil, and be harmful to children and adults who come in contact with it. When it rains, this hazardous waste can travel directly into nearby streams, rivers and lakes.
Disposal of solid objects in storm drains can cause back-ups that lead to street flooding, personal injury, and property damage.

If you witness anyone dumping or disposing of items into storm drains in our community, contact the Union County Sheriff's office immediately.

New Builder Signs in Brandon Oaks
The Brandon Oaks Board of Directors has received several comments about the new marketing signs along Brandon Oaks Parkway.  First we want to assure everyone that NO Home Owner Association funds have been spent on these signs. In addition the HOA has no control over the design or placement of these signs.

These signs have been fully paid for and installed by the Developer and Builder(s). If you have comments about these signs, please contact the builder(s) and / or developer. Refer to Articles: (1.12, 1.06, 7.04, 7.20) to understand the Developer and Builder(s) have specific rights to install such signs as they desire to sell homes in the community. Reviewing these items may help clarify some questions and / or concerns.  

Extracted From Article 1.12. Declarant. "Declarant means Pace/Dowd Properties, Ltd., a North Carolina corporation"

Extracted From Article 1.06. Builder. "Builder means any person or firm in the business of building and selling homes to individuals and selected by Declarant to buy Lots and construct homes for sale in the Project".

Extracted From Article 7.04  Signs and Curtains. "Declarant or its agents, who may erect such signs as Declarant deems desirable to promote the sale of Lots."

Article 7.20: Declarant's Rights. Notwithstanding anything to the contrary contained in this Article or elsewhere in this Declaration, Declarant, its agents, employees and contractors shall not be restricted or prevented by this Declaration from doing, and Declarant, its agents, employees and contractors shall have the right to do such things or take such actions as they deem necessary, advisable or convenient for completion and improvement of the Project as a residential community and for the sale, rental or other disposition of Lots in the Project. In the event of any conflict between a Builder and Declarant, the Declarant will be the prevailing party. The rights of Declarant or Builder, their agents, employees and contractors shall include, without limitation:

(A) The right and easement of ingress in, over and upon the Common Area for the purpose of performing on any part or parts of the Project acts deemed necessary, advisable or convenient for the completion and improvement of the Project as a residential community and for the sale, rental or other disposition of Lots;

(B) The right to erect, construct, maintain, demolish or remove structures and other improvements on any Common Area as they deem necessary, advisable or convenient for the completion and improvement of the Project as a residential community and for the sale, rental or other disposition of Lots; and

Neighborhood Watch
Community safety and security is effective when every homeowner takes ownership and leads by personal example.
  • Watch your speed on Brandon Oaks Pkwy and within the villages
  • Keep your eyes and ears open
  • Call 911 for emergency situations
  • Call 704-283-3789 for non-emergencies. (Union county communications center)
  • Do NOT take matters into your own hands. Let the authorities handle trespassers, suspicious persons, speeders etc.
  • E-mail Jeff Goodall with any concerns or ideas.

Please Slow Down !
Remember the speed limit in our community is 25 MPH on all streets. The fact that some of our neighbors do not follow the speed limit is a concern for many of us. Please slow down to 25 MPH and inform your guests before they come to your homes. I have heard many stories of close calls and children almost being hit. Take a little more time in your travels and slow down. Call the Union County Sheriff's office Non-emergency phone number at (704) 283-3789 if you feel something more needs to be done.

Disposable Signs
In order to maintain the clean look and feel of Brandon Oaks, please do not post permanent signs on Brandon Oaks park-way.  However, if you are selling your home and have "OPEN HOUSE" signs, they can be displayed Friday - Sunday.  No personal signs of any kind will be allowed on the park-way seven days a week.  If you are going to have a "yard" sale, those signs may be posted one (1) day before and the day of the yard sale.  After the "yard" sale, please remove all sign(s).

All of the above mentioned signs plus any "House For Sale" signs can be posted at the front entrance.  However, they should be located at the farthest ends of our entrance near the builders' main signs and not at the intersections into Brandon Oaks. We have also spoken to the sales reps for Ryland and Ryan to help us with sign placement too.

We appreciate your attention to this matter and hope everybody understands the reasoning behind this request.  We are not out to hinder any sale activity of any kind.  We are only asking to minimize the amount of clutter at the entrances and on the park-way.

Lights Out?

What should you do, as a concerned neighbor,about the neighborhood street lights that are out? Well, don't change them yourself, that's for sure. So, you have some lights out in your neighborhood. What to do? What to do? Well, there are two options. Before you choose an option, please find out the following information:

  1. The problem (Damaged Pole, Broken Glass, Just Not Lit, etc...)
  2. Where it is located - i.e. address closest to the light
  3. Directions to the light
  4. Also, take some orange surveyors tape and mark the pole by tying some around it. The crew will more than likely come out during the day and you can't tell without something marking it.
